In Spain it seems that a new housing law is soon to be passed. It will regulate housing rental contracts in areas where the price of rent is very high.
We will comment on the most significant points.
- Limits on rent. When they are "small owners" the limit will be set by the previous contract, and if they are "big owners" a reference index will be applied from 2025 (which is still unknown).
Until then, during 2023 the limit of 2% will apply, in 2024 3%. - The price of intermediary agencies (if applicable). Always to be paid by the owner.
- Updating without CPI. During 2023 the limit of 2% will apply, in 2024 3%. After that a new index will be created.
- Evictions. More extensions in eviction procedures (which will postpone the processes for more than two years).
